Rental deposit (fianza) in Andalucía: end of the AVRA deposit

Under Ley 5/2025 of Housing (in force 24 January 2026) landlords in Andalucía no longer have to deposit tenants' fianza with the regional housing agency (AVRA); tenants still pay the deposit under national law.

Why it matters

Older guides say you can check your fianza was deposited with the Junta; that obligation was reported as abolished, so ask the landlord how it is held.

You sign or have a rental contract in Andalucía.
