Handle your rental deposit (fianza) in Asturias
The LAU requires a one-month cash deposit (fianza) for a housing rental, but the Principado de Asturias abolished the rule that landlords must deposit it with the regional administration in 2010 (Decreto 48/2010), so in Asturias the landlord holds it and you cannot check an official deposit record.
- Why it matters
- Many guides say the landlord must lodge your fianza with a regional body and you can check it; that is not the case in Asturias, so your protection rests on the contract, a written receipt and the legal one-month return deadline.
- When
- You are about to pay a deposit on a flat in Asturias, or you are moving out and want your deposit back.
- How long it takes
- Landlord should return the fianza within one month of key handover; after that, legal interest accrues (LAU Art. 36.4).
