Buying property in Spain as a foreigner
Buying a home in Spain needs an NIE, a check of the property at the Registro de la Propiedad, a deed signed before a notary and the purchase tax: VAT (IVA) on a new home from the builder, or the regional transfer tax (ITP) on a resale home.
- Why it matters
- US buyers need an NIE before they can sign any purchase contract or open certain bank accounts, and should budget for notary, registry, and tax costs on top of the purchase price.
- When
- Deciding to purchase residential property in Spain.
- How long it takes
- Varies; NIE processing and due diligence add time before the final notary signing.
