Selling or inheriting a home: the municipal capital gains tax (plusvalía municipal)
The Impuesto sobre el Incremento de Valor de los Terrenos de Naturaleza Urbana (IIVTNU, "plusvalía municipal") is a council tax on the increase in value of urban land when it is transferred; the seller pays in a sale and the person who receives it pays in an inheritance.
- Why it matters
- Selling or inheriting a home in Spain can bring a bill from the council separate from any income tax, with its own deadline. Knowing the filing windows and that no tax is due when there is no gain helps you act in time.
- When
- You sell, give or inherit urban property in Spain, or you receive a plusvalía notice from a council.
- How long it takes
- 30 working days for sales and gifts between living persons; six months for inheritances, extendable up to one year on request (art. 110).
